Criterion acquires full ownership of St Giles London Hotel from IGB Berhad
British real estate investment company Criterion Capital has acquired full ownership of the three-star, 732-room St Giles London Hotel in the UK, from Malaysian investment company IGB Berhad for £220 million (£300,500 per room). Criterion already owned the freehold of the site, as well as the adjoining YMCA, thus consolidating that entire site under its ownership. The property is situated by the intersection of Oxford Street and Tottenham Court Road, adjacent to the Tottenham Court Road tube station. The hotel includes three restaurants and three meeting rooms. The hotel will now be managed by Criterion’s hotel management arm Criterion Hospitality. In 2006, Criterion acquired the car park beneath the hotel and subsequently converted it into a Zedwell-branded hotel, which opened in 2023.
LondonMetric acquires nine Premier Inn hotels in the UK from Whitbread
British real estate investment trust LondonMetric Property has acquired a portfolio of nine Premier Inn hotels (955 rooms) located in the southeast of England from British owner-operator Whitbread in a sale-and-leaseback transaction, for £89 million (£93,200 per room), reflecting a net initial yield of 5.3%. The portfolio is let on new 30-year leases with five-yearly CPI-linked rent reviews, and is located across sites at Southampton Airport, Kings Langley, Milton Keynes, Poole, Colchester, Fareham, Waltham Abbey, Chipping Norton and Warwick. LondonMetric also acquired five Premier Inn hotels in England from Whitbread in September 2025, as reported in this newsletter.
Hoteles Globales acquires three hotels in Mallorca from Cerberus
Spanish owner-operator Hoteles Globales has acquired three hotels (488 rooms) in Mallorca, Spain, from American private equity firm Cerberus Capital Management. The portfolio includes the four-star, 233-room Caprice Janeiro, the four-star, 142-room Caprice Concord and the three-star, 113-room Caprice Isabel. All three properties are located by the sea, with the Janeiro and Concord properties in being in Can Picafort and the Isabel Hotel in Bona. Cerberus acquired the three former Ferrer Hotels three years ago and, following their disposal, will retain ownership of the management company to continue with the expansion of the platform in the Spanish leisure market.
ECE acquires Staybridge Suites hotels in Liverpool and Newcastle
German real estate developer and investor ECE Work & Live has acquired the four-star, 132-room Staybridge Suites Liverpool and the four-star, 128-room Staybridge Suites Newcastle in the UK, for an amount reported to be £25 million (£96,200 per room). London-based private equity firm Maya Capital sourced the hotels and will act as asset manager for both properties, while Dutch operator Cycas Hospitality will continue to operate them. The Liverpool property was renovated in 2017 and is located in the city centre, while the Newcastle hotel underwent a renovation in 2024 and is situated a 15-minute walk from the city centre. ECE plans to build a UK portfolio of 7-8 hotels with a total volume of up to £150 million.
Bagatelle acquires Hôtel La Pérouse in Nice from Extendam, CHE and Cèdre
French family owned hotel owner-operator Compagnie Hôtelière de Bagatelle has acquired the four-star, 53-room Hôtel La Pérouse in Nice, France, from a JV between French private equity firm Extendam, French hotel investment and asset management company Capital Hospitality Europe (CHE) and French family office Cèdre Capital Familial, for an amount reported to be around ¤60 million (¤1.1 million per room). The property is situated on the seafront adjacent to Ponchettes Beach and offers panoramic views over the bay of the Mediterranean Sea. The hotel includes a restaurant, bar, three meeting rooms and an outdoor swimming pool. The JV acquired the hotel in 2021 and subsequently carried out an extensive renovation of the entire property from October 2022 through the end of 2023. CHE operated the hotel throughout the JV’s ownership period.
Alfred Hôtels, Braxton IM and Indosuez acquire Hôtel Lecourbe in Paris
French owner-operator Alfred Hôtels, together with French investment manager Braxton IM and French private banking firm Indosuez Wealth Management (the wealth management subsidiary of Crédit Agricole), has acquired the three-star, 43-room The Originals City, Hôtel Lecourbe, Paris in France for around ¤17.2 million (¤400,000 per room). The property includes a breakfast restaurant and is situated in Paris’ 15th district between the Eiffel Tower and Montparnasse. The hotel is set to become Alfred Hôtels’ 13th hotel under management. The same three investors acquired the Hôtel de l’Ours Blanc in Toulouse last year.
Cretan Investment Group acquires Hilton Garden Inn Athens Syggrou Avenue
Cretan Investment Group (CIG), the investment arm of Greek hotel operator MK Hotel Collection, has acquired the four-star, 129-room Hilton Garden Inn Athens Syggrou Avenue in Greece, in a sale-and-leaseback transaction. The property is situated on Syggrou Avenue, half-way between the coastal zone and the Acropolis of Athens. The hotel opened in December 2024 and includes a rooftop restaurant and swimming pool, as well as three meeting rooms. Following this acquisition, the group’s portfolio includes five hotels across Greece.
Czech Inn Hotels acquires Hotel Ferenc in Budapest, Hungary
Czech owner-operator Czech Inn Hotels has acquired the four-star, 134-room Hotel Ferenc in Budapest, Hungary. The property is situated in east Budapest by the Hungexpo Budapest Congress and Exhibition Centre. The hotel includes a restaurant, bar and two meeting rooms. This is the first Hungarian acquisition for Czech Inn Hotels, the Czech Republic’s largest hotel group.
